Who We Are:
Ilwaco Builder's LLC is the partnership of Don Bauhofer and Holly Polis, managing members. Don is the president of The Pennbrook Company, has an MBA from Stanford and a Law degree from UC Davis. Holly is the Corporate Secretary of the Company, a graduate of San Diego State University, and has been a development partner and project manager with Pennbrook since 1988. Dan Polis is a graduate of Colorado State University with a degree in Construction Management, has been a general contractor for the past 18 years, and oversees construction at the site.

Why We Are Here:
Not long ago, a good friend mentioned to Holly that her father owned a piece of land in Ilwaco, Washington, and after 10 years of working with the City of Ilwaco, he and his partners had just received approval for development. Part of the land was to be developed with townhomes and the friend asked if Holly and The Pennbrook Company might be interested in looking at it. The Pennbrook Company has been developing townhomes for the past 19 years, with projects at Brokentop in Bend, The Running Y Ranch in Klamath Falls, and many others in the Portland, OR, Washington State, and San Diego, CA areas, so of course, we were very interested!

Dan and Holly made the drive to Ilwaco, met the landowners on site, and couldn't believe their eyes. This ridge had some of the most spectacular views they had ever seen. Don followed a few days later and was equally impressed. They agreed that this piece of ground was perfectly suited for top quality townhomes. The deal was struck, the plans were drawn and what you see now is their vision coming to life.

Our subs have lots of experience in coastal construction practices and are selected to construct the homes to withstand amazing storms that would roll in from the Pacific and also capture the sparkling blue of sea and sky on sunny days.

We welcome you to Ilwaco as we have been welcomed. Please stop by - from the majestic views up and down the Washington and Oregon coastlines, to the magical expanse of Baker Bay, the Astoria Bridge and the mighty Columbia River, we think you will agree that this is a once in a lifetime home location.
